Pre-purchase inspection

A Pre-purchase inspection is a visual observation on all systems and components of a property that are visible and readily accessible. We usually use some detecting instruments to help us better realize the possible defects that may be hidden in the building. This type of inspection is non-exhaustive, meaning that we do not open or disassemble any component or system of the property to determine the hidden defects. A complete and comprehensive report with related pictures is provided following the inspection. The goal of this inspection is getting the client to know the general condition, maintenance and defects of the property that were observed at the time of inspection. This type of inspection is not intended for any kind of evaluation or purchasing recommendation on the property.

Pre-sale Inspection

If you are an owner and you are willing to sale your property, this type of inspection is strongly recommended before you put your property on the market.

This inspection is a visual observation on all systems and components of your property that are visible and readily accessible. We usually use some detecting instruments to help  us better realize the possible defects that may be hidden in the building. It is a non-exhaustive inspection, meaning that we do not open or disassemble any component or system of the property.

Despite that typically a short report without any picture is provided following the inspection to summarize the recommended repairs or improvements, but at the request of the client a complete report with related photos can also be provided at no extra charge. 

The goal of this inspection is getting the client to know the general condition, maintenance and possible defects of his/her property that were observed at the time of inspection. This type of inspection is not intended for any kind of evaluation or marketability on the property.  

What do we inspect ?

In a regular home inspection, We inspect all of the visible and accessible components and systems installed permanently in your property, including:

​

  • Exterior siding, Doors, windows, driveways and walkways

  • Proper slope of the land

  • All exterior structures that are a part of the building including: exterior decks, porches, balconies,Patios, steps, stairs, ramps, landings, basement walkouts, basement traps, retaining walls, Widow wells, etc...

  • Foundation and structure including attics, basements and crawl spaces

  • Roofs, gutters, downspouts, soffits and fascias

  • Plumbing and drainage systems

  • Heating and cooling systems

  • Electricity

  • Insulation systems

  • Ventilation and air ex-changer systems

  • All interior finishes, doors, windows and cabinets

Exclusions

We do not perform inspection on: Central vacuum systems, Low voltage electrical circuits, Security and alarms systems, Fire extinguishers and sprinkler systems, Home appliances, Removable HVAC systems, Decorative items, window nets and any component or system which is not installed as a permanent element of the building
